Privacy Notice

LNLT (Longitude + Latitude) is a Virtual Office Website (VOW) operated by Anil Biswal, REALTOR® of eXp Realty of Canada, Inc. ("the brokerage"). This Privacy Notice explains how we collect, use, disclose, and retain your personal information in compliance with the British Columbia Personal Information Protection Act ("BC PIPA"), Canada's Personal Information Protection and Electronic Documents Act ("PIPEDA"), Canada's Anti-Spam Legislation ("CASL"), and the BC Financial Services Authority (BCFSA) Real Estate Services Rules.
1. Information we collect
- Account information when you sign up: name, email address, phone number, and authentication credentials (via Google OAuth or email/password).
- Client-relationship information when you become a client: relationship type (REALTOR® client / consumer), agreement acceptance, IP address, user-agent, timestamp.
- Search and saved-listing activity: searches you run, listings you save to shortlists, notes you add, messages you exchange in shortlist group chats.
- Showing requests: properties you ask to see, your preferred times, contact information you provide.
- Communications between you and the brokerage about access to MLS® data (FVREB Rule 9.08).
2. How we use your information
- To verify you as a Registrant under FVREB Rule 9.06 before providing access to MLS® VOW Data.
- To facilitate the real estate services you have requested.
- To comply with BCFSA, FVREB, FINTRAC, CREA, and other regulatory requirements.
- To respond to your inquiries and showing requests.
- To maintain audit records as required by FVREB Rule 9.08 and 9.09 (minimum three-year retention).
3. How we share your information
We share your information only as needed to provide real estate services or as required by law:
- With the brokerage (eXp Realty of Canada, Inc.) and its staff for transaction management.
- With FVREB, BCFSA, REEOIC, CREA, FINTRAC, and government authorities when required.
- With service providers (Supabase, Cloudflare, Resend, etc.) that host the platform under contractual privacy obligations.
- Not with marketers or unaffiliated third parties unless you explicitly opt in.
4. CASL — commercial electronic messages
We do not send marketing email without your explicit opt-in. The BCREA Privacy Notice and Consent secondary uses (newsletters, periodic check-ins from other REALTORS®, surveys) are opted out by default on LNLT.
5. Cookies and tracking
LNLT uses only essential cookies for authentication and session management. We do not currently use Google Analytics, Meta Pixel, or other third-party analytics or advertising trackers. If this changes, this Notice will be updated and a cookie banner will be added.
6. Data retention
Records of Terms-of-Use acceptance, showing requests, and Registrant communications are retained for the minimum three years required by FVREB Rule 9.08 and 9.09. Account information is retained while your account is active and for any post-deletion period required by law. You may request account deletion at any time from your /account page.
7. Your rights
- Access your personal information held by us.
- Request correction of inaccurate information.
- Withdraw consent to secondary uses at any time.
- Request deletion of your account (subject to legal retention requirements).
- File a privacy complaint with the Office of the Information and Privacy Commissioner of BC (oipc.bc.ca).
