Terms of Use

These Terms of Use ("Terms") govern your access to and use of LNLT (lnlt.ca, lnlt.homes, lnlt.app, collectively the "Site"). LNLT is a Virtual Office Website ("VOW") operated by Anil Biswal, REALTOR® of eXp Realty of Canada, Inc. ("the Brokerage"), under the rules of the Fraser Valley Real Estate Board ("FVREB"), the British Columbia Financial Services Authority ("BCFSA"), and the Canadian Real Estate Association ("CREA"). By accessing the Site you agree to these Terms.

1. Purpose of the Site

This website must only be used by consumers for the purpose of locating and purchasing real estate (FVREB Rule 8.12.07).

2. Registrant access to MLS® VOW Data

Some areas of the Site (sold history, AI pricing analysis, private notes, group chats) are MLS® VOW Data and are only accessible to Registrants who have completed the LNLT "Become a Client" flow under FVREB Rule 9.06, including (a) entering into a written brokerage or VOW agreement with the Brokerage, (b) being identified by name, (c) holding a unique username and password, and (d) consenting to be bound by these Terms.

3. Restrictions on use of MLS® VOW Data

By accepting these Terms (FVREB Rule 9.07) you agree that:

  1. You have received, read, and understood the BCREA Privacy Notice and Consent.
  2. You are entering into a valid REALTOR® consumer or REALTOR® client relationship with the Brokerage.
  3. MLS® VOW Data obtained through this Site is for your personal, non-commercial use only.
  4. You will not copy, redistribute, or retransmit any MLS® VOW Data or information.
  5. You will not display, post, disseminate, distribute, publish, broadcast, transfer, sell, or sublicense any MLS® VOW Data.
  6. You will not engage in scraping (including "screen scraping" or "database scraping"), data mining, robots, web crawlers, automated data harvesting, or extraction tools of any kind.
  7. The Brokerage may suspend or terminate your access to this Site for breach of these Terms, non-payment of any fees, or other reasons.
  8. You acknowledge the real estate boards' ownership of, and the validity of the boards' proprietary rights and copyright in, the MLS® Database, MLS® Data, and MLS® VOW Data.

4. Brokerage representation

Where you complete the LNLT client flow you are doing so in connection with the BCFSA Disclosure of Representation in Trading Services (DORT). The DORT discloses that the REALTOR® named on it (Anil Biswal) is representing you as a client. The formal DORT signed under BCFSA Real Estate Services Rules s.5-10 may be additionally exchanged through the Brokerage's standard signed-document workflow.

5. Information accuracy

NOTE: This representation is based in whole or in part on data generated by the Chilliwack & District Real Estate Board, Fraser Valley Real Estate Board or Real Estate Board of Greater Vancouver REALTORS® which assumes no responsibility for its accuracy.

While we use commercially reasonable efforts to keep listing information current, listings may be removed, sold, or have details changed at any time. Always verify current details with the listing brokerage or your REALTOR®.

6. Intellectual property

The trademarks REALTOR®, REALTORS®, and the REALTOR® logo are controlled by CREA and identify real estate professionals who are members of CREA. The trademarks MLS®, Multiple Listing Service®, and the associated logos are owned by CREA. MLS® Data displayed on LNLT remains the property of the originating real estate boards.

7. Account suspension and termination

The Brokerage may suspend or terminate your access at any time for any breach of these Terms or where required by FVREB, BCFSA, or other regulatory authority. You may request account deletion at any time.

8. Disclaimer and limitation of liability

The Site, including all MLS® VOW Data, AI pricing analysis, and other features, is provided "as is" without warranty of any kind. Anil Biswal and eXp Realty of Canada, Inc. are not liable for any damages arising from your use of the Site, except as required by applicable law.

9. Governing law

These Terms are governed by the laws of British Columbia and the federal laws of Canada applicable therein. Any disputes shall be resolved in the courts of British Columbia.

10. Changes

We may update these Terms from time to time. Material changes will be communicated to Registrants by email and a revised "Last updated" date at the top of this page.
